Clarion acquires 41,000 m2 logistics center in Germany

Clarion Partners Europe has acquired a logistics facility in Dürrholz, Rheinland-Pfalz state, which is currently leased long-term to tire distributor Best4Tires.

Clarion Partners Europe announced the acquisition of a 41,000 m2 logistics facility in the town of Dürrholz, western Germany, on behalf of one of its co-mingled investment funds.

The asset was completed in multiple phases between 2006 and 2019. It is fully leased under a long-term agreement to European B2B tire distributor Best4Tires, serving as its primary storage and distribution hub in Germany.

The building features full led lighting and holds a BREEAM "Very Good" green building certification. This property is strategically located in the Koblenz market area, close to the A3 highway, a vital transport artery connecting Europe's two major economic regions: Rhein-Ruhr and Rhine-Main.

Over the past 36 months, Clarion Partners Europe has invested more than EUR 890 million (approximately GBP 777 million) in the German logistics market through its co-mingled funds.

Thorben Schaefer, Managing Director at Clarion Partners Europe, stated that the company has strong confidence in its long-term investment strategy, which generates inflation-linked and highly defensive cash flows. He added that the uncertain macroeconomic landscape will continue to create opportunities for asset acquisitions across various sectors.

Clarion Partners Europe is a real estate investment management firm operating in the European market, focusing on logistics, industrial, office, and residential sectors. The firm manages a large-scale asset portfolio on behalf of global institutional investors through diverse investment funds. Its strategy prioritizes assets that generate stable, long-term cash flows and demonstrate resilience against economic fluctuations. Clarion Partners Europe is an affiliate of Clarion Partners, a US-based real estate investment platform with an international operating network.
