Mileway, a last-mile logistics real estate company, has secured a long-term lease for a 33,500 square meter facility at Gottlob-Gussmann-Straße, near Stuttgart, with a major automotive firm.
The company will implement a significant investment program to improve the asset's sustainability and energy efficiency.
This warehouse benefits from quick access to heavy goods vehicle (HGV) transport routes, an abundant local labor pool, and proximity to a dense network of automotive manufacturers and suppliers.

Before the tenant moves in, Mileway will carry out comprehensive upgrades, improving energy performance while retaining the existing structure. These renovations encompass: installing a hybrid heat pump system that can integrate solar power (PV) to reduce emissions; and a full LED lighting system to reduce electricity consumption and enhance the working environment.
According to the company, the supply of large-scale, well-connected logistics warehouses in strategic locations remains scarce, especially high-quality spaces in core areas.
Ulrike Haack, Mileway's Director in Germany, stated that this agreement reflects the steady demand for high-quality logistics spaces in well-connected locations. It also demonstrates how an approach to asset management and renovation can drive operational efficiency, sustainability, and long-term value.
