Client needs currently focus on two main categories: leasing and buying or transferring industrial real estate.
For leasing, businesses can choose ready-built factories or warehouses if they need to operate facilities without investing in entire constructions. Properties are matched based on: area, clear height, floor load, infrastructure capacity, and technical requirements for each industry.
If a business intends to build its own factory, it can lease land within an industrial park. In such cases, the selection depends not only on area and location but also on the permitted industries, technical infrastructure, remaining land use term, and legal status of the plot.
For long-term use, buying or transferring factories, warehouses, and other industrial properties is considered based on the legal structure of each project.
After selecting an option, the process continues with on-site surveys, property comparison, term negotiation, and handling related procedures. When needed, RSquare can connect clients with banks or construction parties to facilitate project implementation.

According to RSquare Vietnam, requirements for industrial real estate vary significantly depending on the industry and investment plan. A factory with a suitable location may still not meet needs if the power capacity, load, fire safety requirements, or permitted industry conditions are unsuitable.

Shin Jimin, General Director of RSquare Vietnam, stated that during the consulting process for foreign businesses, difficulties often arise not only in finding a location but also in navigating the legal system, from planning and transfer conditions to construction permits and specific industrial park requirements.
According to him, inadequately reviewed contract terms can affect expansion progress and lead to legal risks. Therefore, checking property records and transaction conditions should be carried out concurrently with the search for premises.
