Employer gifts 18 apartments to retain employees

A Zhejiang company spent over ten million yuan on 18 apartments for employees, leveraging a real estate market downturn to retain talent.

In early December, Zhejiang Guosheng Auto Parts, based in Wenzhou, handed over keys to the first five apartments to its outstanding employees. Among the recipients were Liang Yinghua, a forge workshop team leader, and Leng Meiling, a sales manager, a couple who received a 144 square meter apartment. Both have been dedicated employees with the company for ten years.

"We always dreamed of owning our own home, but we never expected the company to help us achieve it so soon", Liang said while selecting renovation materials for his new home.

Four other employees also received apartments ranging from 100 to 120 square meters, located about 5 kilometers from the company. According to real estate platform Lianjia, homes in this area are priced at approximately 9,000 yuan per square meter. The apartment gifted to Liang and his wife is estimated to be worth about 1,3 million yuan (over 4,5 billion VND).

Wang Jiayuan, the company's General Director, stated that the enterprise plans to gift a total of 18 apartments over the next three years.

Explaining the decision, Tu Kaicun, the company's Chairman, stated that the company aims to capitalize on the low real estate market for investment while addressing the urgent need for senior personnel.

"The value brought by excellent employees far exceeds the value of a house", Tu said, expressing his expectation that this policy will attract high-tech talent from major cities like Shanghai and Suzhou.

However, this gift comes with conditions. Priority recipients are management-level staff (department heads or higher) or core technicians. Upon receiving an apartment, employees must commit to working for an additional five to ten years.

Employees sign a contract to receive the apartment and can move in immediately. The company fronts the interior decoration costs. After completing five years of service, the company will process the ownership transfer, at which point the employee will repay the decoration expenses.

Addressing questions about opportunities for lower-level employees, Wang Jiayuan affirmed that "the door remains open". This year, one apartment recipient started as a factory worker and was promoted to department head through dedicated effort.

The company currently employs over 450 staff, specializing in the production of automotive screw components, with a production value of 490 million yuan in 2024. In addition to gifting homes, the company provides board and lodging and pays highly skilled technicians up to 25,000 yuan per month (nearly 90 million VND).
