The Ho Chi Minh City - Chon Thanh expressway (CT.30), with a total investment exceeding 17 trillion VND and a scale of 6-8 lanes, will connect Ho Chi Minh City with Binh Duong and Binh Phuoc. Construction is set to begin in 2/2025. Upon completion, the route is expected to reduce pressure on National Highway 13 and significantly shorten travel times between central Ho Chi Minh City and neighboring areas.
According to the design plan, the expressway will have a maximum speed of 100 km/h, enhancing connectivity for areas tens of kilometers from the city center, such as Phuoc Hoa, with travel times considerably reduced.
The development of transport infrastructure aligns with the strategy to form satellite cities along the route, aiming to alleviate population and infrastructure pressure in central Ho Chi Minh City. City leaders previously stated that urban planning prioritizes public space development in the inner city, while new urban areas will expand into suburban regions.
In this context, expressways connecting to the city center are seen as key factors supporting urban space development and potentially creating additional potential for the real estate market in nearby areas.

Alongside the development of the Ho Chi Minh City - Chon Thanh expressway and related transport infrastructure, the region is seeing a shift in industrial production. Companies like LEGO, Pandora, and Thaco have chosen to invest here. Additionally, new industrial parks such as VSIP III, Cong Xanh, and Tam Lap are being developed, expected to attract experts, engineers, and skilled technical workers. This increased housing demand is anticipated to impact the local residential market.
Phuong Truong An Group’s Bac Sai Gon Urban Area (41,9 ha) is located near the Ho Chi Minh City - Chon Thanh expressway (CT.30) interchange and along the DT 741 frontage. From this location, the project connects Ho Chi Minh City with the Central Highlands provinces.
The area also benefits from infrastructure development plans like Ring Road 4, which will enhance connectivity to Long Thanh Airport and the Cai Mep - Thi Vai port cluster without needing to pass through the central area.

Bac Sai Gon Urban Area is planned as a gated compound model. The project integrates over 39 amenities, including a 10.000 m2 park, an infinity pool, a go-kart racetrack, and a mini golf course. The developer prioritizes land allocated for education and an internal healthcare system, two amenities crucial for ensuring a safe living environment for residents.
From a financial perspective, Bac Sai Gon Urban Area offers plots starting from 1.139 billion VND, with initial self-owned capital from 239 million VND. Experts believe this presents an opportunity for investors to get ahead of the curve before the expressway officially opens in 2027.
