Built in 2005, the 11-story hotel with 170 four-star rooms reached the end of its land lease in 2019, with a final relocation deadline of August 2024. The company will not receive compensation for dismantling the structure on the reclaimed land.
The Gia Lai Department of Agriculture and Environment has suggested two options for the Hai Au hotel's removal. The first option involves enforcing the 2021 land reclamation decision by the former Binh Dinh People's Committee, requiring the business to dismantle and hand over the land for the Quy Nhon bay tourism development plan. This aims to restore unobstructed views and create a public coastal area.
The second option allows the hotel to continue operating until 2052, aligning with the remaining lease of the adjacent Hoang Yen hotel. In this case, tax authorities would assess and collect any incurred financial obligations.
The Department notes that while the latter avoids wasting resources and supports the business, it conflicts with the 2015 general plan for Quy Nhon city (former) approved by the Prime Minister and the 2016 Quy Nhon bay tourism development plan.
In addition to the Hai Au, two other beachfront hotels, Binh Duong and Hoang Yen, are also slated for removal due to obstructed views. The Binh Duong hotel has agreed to relocate after receiving over 43 billion VND in compensation, while the Hoang Yen hotel's land lease extends until 2052.
