Effective 1/7, Long An officially merged with Tay Ninh under Resolution 60, creating a new province spanning over 8,500 km2 and home to over 3.2 million people. This merger presents new opportunities for urban development, especially in strategically located satellite areas with clear planning directives.
Thu Thua commune in the former Long An province is a newly established administrative unit formed by merging Thu Thua town with parts of Binh Thanh, Tan Thanh, and Nhi Thanh communes. Now covering 50.45 km2, the area prioritizes clean and high-tech industries as part of a sustainable development strategy. This approach aims to minimize environmental impact, create high-value jobs, attract skilled workers, and enhance the region's economic competitiveness.

The administrative expansion, coupled with synchronized investments in infrastructure and industry, lays the groundwork for new urban areas around production centers. Thu Thua plans to allocate over 4,000 hectares for industrial development. This will attract foreign direct investment and create integrated live-work communities.
The transportation network is also being upgraded to seamlessly connect with Ho Chi Minh City and the southern key economic zone. Routes like National Highway 22, the Ho Chi Minh City - Moc Bai expressway, Ring Roads 3 and 4, and the parallel road to National Highway 62 (slated for expansion to 8-10 lanes) will serve as corridors for goods, workforce, and urban connectivity. Experts believe that improved infrastructure will drive population and capital flow to emerging areas with sustainable development potential.

The new Tay Ninh province boasts favorable terrain and landscapes, with an ecosystem that combines the Dong Thap Muoi wetlands, cultural and spiritual tourism, and concentrated industrial zones. Connecting these destinations and suburban areas through unified infrastructure and planning enhances land value beyond short-term speculation. Areas with clear planning, transparent legal frameworks, and amenities for residents are expected to be highly attractive in the coming years.
Within this context, Thu Thua is developing new urban areas to realize its integrated industrial, urban, and service development strategy.
A prominent example is Agora City, located on Provincial Road 818, a central route directly connecting to the Ho Chi Minh City - Trung Luong expressway. The project enjoys a prime location with three sides bordering a river and incorporates over 100 amenities, including a 1-hectare plaza, a shopping mall, a supermarket, and an eco-friendly commercial street. This creates a functional living space, not just an investment product.
Agora City has completed all legal procedures and offers individual ownership certificates (pink books) for each property, ensuring clear ownership rights. The developer believes this is crucial as the real estate market shifts toward transparency and practical needs.
