On 2/7, the People's Committee of Dong Nai Province issued a decision to penalize Vuon Xoai Ecotourism Company Limited, the investor of the ecotourism area located in Phuoc Tan Ward, Bien Hoa City. This followed an interdisciplinary inspection that uncovered serious violations in land use.

The investigation concluded that the company illegally converted land designated for rice cultivation, production forests, and other agricultural purposes to non-agricultural use without authorization. The tourist area also encroached on land managed by the state, as reflected in local land records.
In addition to land violations, the company lacked the required environmental permits for facilities that should be licensed by the provincial People's Committee. Consequently, the tourist area's waste-generating activities were suspended for over 3.7 months.
The provincial People's Committee demanded the company return over 154 billion VND, identified as illegal profits from the misuse of land. The company must also restore the land to its original condition before the violations occurred, no later than 2027.
Since 12/5, Vuon Xoai Tourist Area has temporarily stopped receiving visitors to complete legal procedures as required by authorities.
