Bcons NewSky invests in amenities for suburban Ho Chi Minh City apartments

Bcons NewSky targets real buyers with suitable prices, investing in landscape parks, internal amenities, and living spaces for residents.

A Quarter II market report by Avison Young Vietnam showed that Ho Chi Minh City, post-merger, recorded nearly 12,000 new primary apartments for sale. Approximately 60% of this supply is concentrated in the former Binh Duong area, with an average selling price of 53-76 million VND per square meter. This price level reflects the market's shift in suburban areas towards the mid-range and high-end segments.

While many new projects focus on upgrading products and increasing prices, Bcons NewSky, a project developed by Bcons Group on National Route 13 in Lai Thieu ward, TP HCM, is introduced with prices starting from 48,3 million VND per square meter. The project also invests in internal amenity systems and living spaces to meet the needs of real buyers.

The project spans nearly hai hectares and comprises hai 29-story towers, offering over 1,500 apartments with hai and ba bedrooms to the market.

The project developer stated that internal amenities are upgraded beyond the general standard for comparable price segments. A highlight is the 4,000 square meter internal park, featuring a continuous chain of landscapes and amenities such as a symbolic red bridge leading to a miniature lake, a mini golf course, an outdoor stage area, a seasonal flower park, a mini reading park, and a vegetable garden combined with a riverside BBQ and picnic area.

In the high-rise area, the developer also provides numerous family-oriented amenities, including adult and children's swimming pools, a scenic telescope viewing area, a fireworks viewing area, a reading garden, and a seasonal flower garden.

The target customers for the project are young families, real buyers, and long-term investors, rather than short-term investors. A financial support package accompanies this, allowing customers to pay in installments, with each payment being 5% of the apartment's value, totaling 4 installments over hai years. Concurrently, banks disburse funds according to the progress and offer interest rate support during the initial phase.

Additionally, the developer offers rental support for apartments with costs up to 144 million VND per year and provides free services for the first hai years. This helps buyers reduce financial pressure or optimize cash flow, generating additional profit while awaiting home handover.

A Quarter II real estate consumer sentiment survey by Batdongsan shows improving market confidence, but buyers are no longer making decisions primarily based on expected price increases. Planning, infrastructure, legal aspects, quality of life, and financial capacity are now becoming important "filters."

Furthermore, according to VIS Rating's "Residential Real Estate Sector - 2026 Outlook" report, new policies are expected to boost the affordable housing segment. In a context of rising home loan interest rates and tight credit control, products with accessible prices continue to be one of the market's focal points.

As suburban supply increasingly leans towards the mid-range and high-end segments, Bcons NewSky chooses to develop by maintaining suitable prices while investing in landscapes, amenities, and living spaces. The project targets real buyers, addressing their needs for quality of life and financial feasibility.

According to experts, this development trend indicates that, alongside high-end projects, the market still offers products focused on price accessibility combined with amenity investment, contributing to diverse choices for homebuyers.
