AAH Pharmaceuticals currently leases the asset, providing stable cash flow from a reputable tenant. Carlyle and ESR plan to enhance the asset's value in the coming phase. Renovation plans include: upgrading the energy performance certificate (EPC), installing electric vehicle (EV) charging stations, and improving cargo handling infrastructure.
Enterprise House is strategically located approximately 10 minutes from the M6 motorway. Its position is equidistant from major cities including Manchester, Birmingham, Sheffield, and Liverpool, providing convenient access to key logistics markets in the United Kingdom.
Built in 2006 to institutional standards, the facility features a 12.5 meter clear height, a spacious yard, and a substantial power capacity of 12.6 MVA. These specifications make it suitable for modern warehousing and distribution operations.
