Harworth Group set to launch two new logistics projects

Harworth Group Plc has received detailed planning approval for two new warehouses at the Chatterley Park project in Stoke-on-Trent.

Harworth Group Plc has secured detailed planning approval for two new logistics warehouses at its Chatterley Park development in Stoke-on-Trent, signaling a significant expansion in the region's industrial real estate sector. The project, encompassing zones A and B, will feature warehouses with a maximum height of 40 m, providing an initial total floor area of approximately 72,300 m2 of grade A space. Upon full completion, the development is expected to offer 111,500 m2 of high-quality industrial space and create approximately 1,700 new jobs for the area.

Strategically located adjacent to the A500 and approximately 1,6 km from M6 motorway junction 16, Chatterley Park offers convenient connections to key logistics and industrial markets across the Midlands, Northwest England, and Wales. The development provides various design-and-build options, with individual units ranging from approximately 2,300 m2 to over 48,100 m2. All facilities are designed to target BREEAM "Excellent" certification and an EPC "A" energy rating, emphasizing sustainable and efficient operations.

Stuart Murray, Harworth's National Head of Customer and Occupier, stated that this approval milestone unlocks significant potential for Chatterley Park, positioning the project as a leader in UK industrial and logistics real estate. He highlighted the strategic advantage of the approved building height: "Allowing building heights of up to 40 m creates superior operational capacity for tenants, particularly suitable for modern automation and advanced logistics solutions."

Murray further emphasized the project's commitment to sustainability and innovation. Coupled with key factors such as a secured 15 MVA power supply and substantial floor loading capacity, the project aims to develop sustainable, well-designed spaces. These features are intended to attract innovative businesses and deliver long-term economic benefits to the region.
