Jingdong Property acquires class A logistics assets in Leicester

The acquisition of the logistics complex boosts Jingdong Property's total warehouse area in the UK to approximately 365,000 square meters.

On 22/12, Jingdong Property, the infrastructure investment and asset management company of JD.com, announced the acquisition of a logistics real estate complex located outside Leicester, United Kingdom.

The portfolio includes two "big-box" warehouses totaling approximately 21,500 square meters, along with an adjacent, ready-to-develop plot that can be expanded into approximately 63,000 square meters of modern industrial and logistics space.

Jingdong Property entered the UK market in 2022 by acquiring a warehouse spanning approximately 33,500 square meters in Milton Keynes. With this new transaction, the company's total warehouse area in the UK increases to nearly 365,000 square meters.

Located within the UK's "golden triangle" of logistics, near Leicester – the largest city in the East Midlands region, the asset offers convenient connections to the M1 and M69 routes, providing access to nearly one million people within a 20 km radius and approximately 90% of the UK population within a 4-hour drive.

Kai-yan Lee, CEO for Europe and the Americas at Jingdong Property, stated that the new investment demonstrates the company's long-term commitment to the UK market, while supporting regional economic development and strengthening the local supply chain ecosystem.

The new plot will be developed into class A logistics space, meeting tenants' demands for efficient, modern warehousing. The existing warehouses meet high ESG standards, holding BREEAM Excellent and EPC A certifications, featuring electric vehicle charging infrastructure, insulation materials rated A+ by the BREEAM Green Guide, and potential for rooftop solar panel installation.

The transaction was supported by Dentons (legal advisor), BDO (tax and corporate finance advisor), and Colliers (technical advisor).

Jingdong Property (JD Property) is a rapidly growing, modern infrastructure investment and asset management company under JD.com. The company operates in sectors including: logistics parks, business parks, data centers, and other infrastructure assets. As of 30/9, Jingdong Property manages over 270 infrastructure projects in China and various international markets.
