The apartment market in TP HCM continues to see price increases in 2025. According to data from Savills Vietnam, primary sales prices rose by an average of 8% compared to the previous year, while the secondary market saw increases ranging from 5% to 20%, depending on the area. Areas such as Thu Duc city, the eastern area, district 7, and the former Nha Be district experienced growth due to infrastructure completion and population density.
Alongside rising prices, the supply of apartments in TP HCM is shifting towards small and medium-sized units to improve affordability. While optimizing functionality helps control sales prices, it also limits storage space during occupancy.
According to experts, space constraints do not typically emerge immediately upon moving into a home, but gradually increase with occupancy time. Families with new children, cohabiting relatives, or the need for home offices lead to more accumulated belongings. In addition to basic furniture and household appliances, urban residents often own bicycles, sports equipment, exercise gear, camping equipment, or musical instruments. These infrequently used but still valuable items progressively reduce living space.
This need has led residents to explore storage solutions outside their apartments. Globally, self-storage is a model in cities with high housing prices and dense populations, such as Singapore or Hong Kong. According to the 'Vietnam Self-Storage Market Size and Share Analysis' report by Mordor Intelligence, the self-storage market is projected to double during the 2025-2030 period, with a compound annual growth rate (CAGR) of 16% and an anticipated value of 240 million USD.

Aric Austin, CEO of MyStorage, stated that most customers seek flexible storage solutions, preferring them over moving to a larger, more expensive apartment or discarding valuable items due to insufficient space.

MyStorage plans to expand early this year with a new facility at An Phu Sports Park, offering nearly 1,000 cubic meters of storage. This will be MyStorage's first facility situated in proximity to residential areas and apartment complexes such as Estella Heights and The Estella. This strategy aims to bring convenient storage solutions closer to families and apartment residents, thereby optimizing urban living.
According to a MyStorage representative, the establishment of self-storage facilities near residential areas aims to separate storage needs from primary living spaces, offering an alternative to expanding living areas amidst rising real estate prices.
